Cluster Homes Gain Popularity in Selangor
The new Park Homes concept launched by Gamuda Land has seen full uptake for its initial phase at their developments in Gamuda Cove (Kuala Langat), Gamuda Gardens (Sungai Buloh), and TwentyFiveSeven (Kota Kemuning)—all located within Selangor.
The developer mentioned that their user-focused innovations have facilitated the development of houses that cater to the changing tastes and living requirements of contemporary home purchasers.
The Park Homes category, known as 'The Clove', consists of eight houses grouped together, surrounding a shared enclosed garden.
The design merges elements from terrace and semi-detached houses, providing adaptable floor plans with extra room for vegetation and open spaces.
It also offers layouts with a greater proportion of corner units and is lower density compared to conventional terrace homes.
A standout feature of The Clove is its innovative and flexible design, allowing home buyers to customise their space through Gamuda Land’s customisation platform (GL Connect) which is driven by generative artificial intelligence.
By answering a series of questions on GL Connect, buyers receive personalised room configuration recommendations –ranging from one to three bedrooms – based on their preferences.
The customization options come without extra charges, allowing homeowners to sidestep post-refurbishment costs like breaking down walls to modify or eliminate rooms for a smooth outcome.
"The Clove is the outcome of thorough research and meticulous planning," stated Jess Teng, the chief operating officer at Gamuda Land.
We dedicated effort to genuinely comprehend the requirements and wishes of Malaysians via a comprehensive national survey. This study unveiled their ambitions, which we have incorporated into the design of The Clove.
This residence transcends conventional ideas, providing an ideal equilibrium of area, personalization, and interconnectivity, seamlessly incorporating cutting-edge technology.
"Thanks to our GL Connect platform, we've simplified the process for purchasers to customize their residences, making sure they align seamlessly with their lifestyles," she stated.
The less dense layout of The Clove, featuring exclusive garden areas and a focus on vegetation, has gained traction particularly amongst young households and those with pets. These residents appreciate having a residence where kids can safely engage in outdoor activities, and at the same time, provide ample room for their animals to move around freely.
The design additionally offers enhanced ventilation, sunlight, and air circulation, which is a notable advantage compared to traditional terrace houses.
"Many potential buyers initially struggled to envision this new type of property because it was not something already offered in the market," explained Teng.
“However, following the private viewing of the display units at Gamuda Cove and Gamuda Gardens, the feedback has been remarkably favorable.”
"It’s thrilling to witness the concept achieve such widespread acceptance, and we anticipate watching this success grow as we embark on the next phase," she stated.
The Clove display units can be viewed at Gamuda Cove, Gamuda Gardens, and twentyfive7 (Signature Collection).
The aggregate gross development value (GDV) for Park Homes stands at RM1 billion.
